Fraser Coast Property Industry Association

The Fraser Coast is already a super-aged community. At the 2021 Census, approximately 30% of our residents were aged 65 or older, well above the commonly used 21% threshold.

That matters because our population profile shapes everything from housing demand to healthcare, workforce availability and the businesses our region can sustain.

The challenges are real. An older population increases demand for health services, home care and accessible transport. Employers can struggle to recruit the workers needed to deliver those services, build homes and keep businesses operating.

Housing is another pressure point. Many residents want to downsize, but suitable homes near shops, medical services and community facilities can be difficult to find. Without alternatives, people remain in properties that become harder to maintain.

There are benefits too. Older residents bring experience, investment, retirement income, volunteering and mentoring. Many remain active in business and community life. Their contribution is an asset we should value.

The task is to build a more balanced community while supporting people to age well.

For FCPIA, that means advocating for greater housing choice: smaller homes, accessible apartments, townhouses and well-designed infill close to services. Downsizing should be a practical option.

We also need affordable housing for workers, stronger training pathways and career opportunities that encourage younger people to stay or return. Healthcare growth must be matched with accommodation for the people delivering it.

Council, industry and government need to plan housing, transport, employment and infrastructure together. Approving more retirement accommodation alone will not create that balance.

Our success should be measured by whether every generation can afford to live here, find opportunity and participate.

The Fraser Coast has a lifestyle advantage. Our challenge is to turn that advantage into a community that supports older residents while giving younger families a compelling reason to make their future here.
