Behind the Sale: What Goes Into Getting a Property Sold

When people see a “Sold” sticker on a property, it can be easy to assume the hard work is over. In reality, that moment is the result of many moving parts behind the scenes.

For me, selling a property starts well before it is advertised. It begins with understanding the seller, their circumstances and what they want to achieve. From there, it is about developing the right strategy – including pricing, presentation, photography, marketing and choosing the most appropriate method of sale.

Once a property is launched, the work really begins.

We are constantly monitoring enquiry, speaking with buyers, following up leads, reviewing feedback and watching what is happening with competing properties. Every conversation provides valuable information about how the market is responding.

Negotiation is also a significant part of the process. It is not simply about presenting an offer; it is about understanding the buyer’s motivation, the seller’s position and working to bring both parties together to achieve the best possible outcome.

Sometimes a campaign runs exactly as planned. Other times, we need to adapt. A change in presentation, marketing, price or strategy can be the difference between a property continuing to sit on the market and generating the enquiry needed to secure a sale.

There is also a lot that sellers don’t see – the phone calls, follow-ups, buyer conversations, inspections, negotiations and constant communication happening behind the scenes.

Ultimately, selling a property is a team effort.

The “Sold” sticker may be the most visible part of the process, but it represents weeks of planning, persistence, communication and negotiation to get the right result for the client.
