One of the most common questions I’m being asked lately is, “Kim, what’s happening with the Fraser Coast property market?” And it’s a great question!
After several years of strong price growth, I’m noticing a shift in the market. Buyers are still out there, but they’re taking their time, comparing properties and being more selective about where they spend their money.
From what I’m seeing on the ground, buyer confidence has been influenced by interest rates, affordability and uncertainty around what’s coming next. That doesn’t mean properties aren’t selling! Well-presented homes with realistic pricing are still attracting genuine interest. However, the days of putting almost any property on the market and expecting an immediate result are changing.
One thing I always tell my sellers is that your first impression on the market matters! Professional photography, great presentation, effective marketing and, most importantly, the right pricing strategy can make a significant difference. Buyers have more time to compare their options, so it’s important to give them every reason to choose your property.
What hasn’t changed is the incredible lifestyle our region offers. Beautiful beaches, a relaxed atmosphere and a wonderful community continue to attract people to Hervey Bay and the wider Fraser Coast.
My advice? Don’t let the headlines make your property decisions for you! Every home, location and price range is different, and understanding what’s happening locally is far more valuable than relying on national market predictions.
Having worked in Fraser Coast real estate for many years, one thing I’ve learnt is that markets will always change, but understanding your local market is what really matters.
The Fraser Coast remains a fantastic place to live, work and invest, and I believe our beautiful region will continue to attract buyers for years to come.
